The service. ClearNota produces an automated, plain-English pre-screening report of a Spanish land-registry document (Nota Simple) that you upload. The report is generated by software, including an AI model.
Not legal advice. The report is information, not legal advice, and does not create a lawyer-client relationship. Property purchases in Spain should always be reviewed by an independent, qualified Spanish lawyer. You remain responsible for your decisions.
Accuracy. The report reflects only the document you uploaded, as of its issue date. We quote the source text for every finding so it can be verified. Automated reading can make mistakes; if you find one, tell us and we re-check for free.
Refunds. If the uploaded document is not a Nota Simple, is unreadable, or we fail to deliver a report, you get a full refund. Otherwise the report is a digital product delivered immediately and is non-refundable once produced.
Payment. Payments are processed by Lemon Squeezy as merchant of record. Prices include VAT.
